Scottsdale, Arizona
Silverleaf
Guard-gated hillside estates in DC Ranch's crown jewel
Silverleaf is the address most people picture when they imagine Scottsdale luxury: 2,000 acres carved into the McDowell Mountains, a private Tom Weiskopf golf course, and architecture held to a standard almost nowhere else in Arizona enforces.
The villages inside Silverleaf
Silverleaf isn't one neighborhood — it's several. Upper Canyon holds the trophy properties: multi-acre hillside lots with unobstructed valley light and the tightest privacy in the Valley. Horseshoe Canyon and Arcadia at Silverleaf sit closer to the club with slightly more approachable footprints. The Parks and The Enclave offer lock-and-leave living for buyers who spend half the year elsewhere.
What you're actually buying
Old-world Andalusian and Santa Barbara architecture, mandated stone and true clay tile, and a design review process that keeps the streetscape consistent decade after decade. That consistency is the reason Silverleaf resale values hold better than most guard-gated communities in North Scottsdale.
How to buy well here
Lot orientation is everything. A west-facing patio in June is a different house than a north-facing one. Elevation drives view premiums that can swing seven figures between two otherwise identical homes. I walk clients through comparable Upper Canyon sales before we ever write, so the number we bring is defensible.
If you're buying
Inventory in Upper Canyon is thin and often trades quietly. I hear about listings before they hit ARMLS.
If you're selling
Silverleaf buyers are relocating from coastal markets and shop visually. Film and twilight photography aren't optional here.
